Zoning is a land use tool afforded to cities to protect the health, safety and general welfare of the community.
The zoning districts and associated requirements are outlined in Subchapters 4 & 5 of the Unified Development Code.

Specific Use Permit and Special Districts:
The land use table in Subchapters 4 & 5 of the Unified Development Code identifies land uses that may be considered in a particular district through a Specific Use Permit (S) or Special District (SD). Both require site specific information, conveyed through a site plan, which will be initially reviewed by staff and considered by the Planning and Zoning Commission and City Council. A Specific Use Permit and Special District request follows the zoning process as outlined above.
Alternative Land Use Regulation (ALUR) District:
The City of Pflugerville offers an alternative to a traditional zoning district, which is similar to other jurisdiction’s Planned Unit Developments. An ALUR District requires a minimum of 50 acres and establishes a specific regulating plan and document for implementation. An ALUR will follow the zoning process once both parties are generally comfortable with the project.
